The median price moved just 0.7%, but homes sold at $345.20 per sq ft against $315.35. Buyers bought smaller — homes under 1,200 sq ft went from 34% of sales to 46%.

Six of the 12 active listings are priced at $550,000 or above — a band that produced 12 of the past year's 85 sales. Between $350,000 and $549,999 there are three listings.
Jordan's read on the market
College Park is doing something none of the other neighbourhoods I track are doing: it is getting busier. Eighty-five sales against 76 a year earlier, inventory down to about seven weeks of supply, and buyers paying a median 98.2% of asking.
The flat median price is misleading on its own. Buyers paid roughly 9.5% more per square foot than a year ago; they simply bought less of it. Homes under 1,200 sq ft went from about a third of sales to nearly half. The same holds within detached homes alone — the median detached price barely moved while the detached rate per square foot rose 8.1% on homes 6% smaller.
Where the market divides is at the top. Below $550,000 there is very little to buy and homes move quickly. Above it, six of twelve listings compete for a slice that absorbed twelve sales all year, and the newest construction has been slowest of all — homes built since 2020 took a median 128 days.

The $350,000–$449,999 band alone accounted for 35 of the 85 sales.

Newer homes achieve higher prices and higher rates per square foot, but the newest stock has been the slowest to sell — a median of 128 days for homes built since 2020, against 17 days for pre-2000 homes. That band rests on six sales.

Apartments are the one soft segment — median time on market rose from 34 days to 80, and they carry six months of supply. Three semi-detached sales also occurred and are too few to report separately.
How quickly homes sell
Half of all sales closed within 32 days and a fifth within two weeks. But 18% took 90 days or more, and that longer tail is concentrated in the larger and newer homes.
What the failed listings were asking
Over the past two years 39 College Park listings expired or were terminated while 161 sold — about one in five of all concluded listings. The revealing number is what they were asking.
Expired listings carried a median price of $494,900 and terminated listings $477,450, against a neighbourhood median sale price of $415,000. The listings that failed were, as a group, asking roughly a fifth more than the typical College Park home was selling for.
Fourteen of those homes later relisted and sold, settling at a median of 96.8% of the price they had last been asking, after a median of 196 cumulative days. Homes that sold on a single listing took a median of 26 days — roughly one seventh the exposure. Correctly priced College Park homes sell quickly and very close to asking; the gap between that outcome and a 164-day expired listing is not the market, it is the opening number.
Where inventory sits vs. where buyers are
The three bands between $250,000 and $549,999 account for 65 of the past year's 85 sales but hold only four active listings between them — well under a month of supply in the two busiest.
