Prices rose, but slowly

The median sale price moved from $160,000 to $170,000, with detached up 9.0% and townhouses up 5.5%, while median time on market edged up from 61 days to 64.

Over the past two years 28 listings expired or were terminated while 57 closed. Expired listings sat a median of 215 days, and 18 addresses were listed more than once.

Detached homes built before 1950 sold at a median of $117,500. Those built from 1990 onward sold at a median of $260,000 — and in half the time.

Jordan's read on the market

This is a market that rewards getting the price right and punishes getting it wrong. Values are up — the median rose about six percent, and both detached homes and townhouses sold for more than a year ago. But the typical home took just over two months to sell, a third of everything listed never sold at all, and buyers negotiated a median of four and a half percent off asking.

The clearest signal is in the listings that failed. Homes that expired had been on the market a median of 215 days, and eight of the twelve homes currently for sale have already passed 90 days. Nearly half the listings in the two-year dataset were repeat attempts on homes that had failed before. This is not a market where waiting out the right buyer works — the opening price largely decides the outcome.

The other thing worth understanding is what drives value here. Square footage explains surprisingly little; age and condition explain a great deal. Pre-1950 detached homes sold around $117,500 while homes from 1990 onward sold around $260,000 — and in roughly half the time.

Townhouse figures rest on six sales and are directional. One semi-detached and one apartment sale also occurred and are included in neighbourhood totals but are too few to report separately.

Only 7% of homes sold within two weeks and just under a third within a month. Nearly a third took 90 days or more. This is a market where a listing needs to be positioned correctly from the outset, because there is no fast lane to fall back on.

The cost of starting too high

Over the past two years 28 listings expired or were terminated while 57 sold — roughly one in three of all concluded listings failed. Expired listings had been on the market a median of 215 days. Across the whole dataset, 18 addresses were listed more than once, accounting for 41 of the 101 listings recorded.

Eight of those homes eventually relisted and sold. They settled at a median of 94.1% of the price they had last been asking, after a median of 152 cumulative days across all attempts. Homes that sold on a single listing took a median of 61 days.

The neighbourhood sale-to-list ratio of 95.5% tells the same story from the other end. Buyers here expect to negotiate, and they are patient enough to wait out a price they do not accept. A listing that opens above what recent sales support does not simply take longer — in this market it has a meaningful chance of not selling at all.

Four of the twelve active listings are priced at $250,000 or above, a range that produced just three sales in the past year — about 16 months of supply. Below $250,000, where 25 of the past year's 28 sales happened, there are eight listings. The twelve homes for sale have been on the market a median of 108 days, and eight have passed 90 days.
