Detached prices rose
The median detached sale moved from $265,000 to $285,000. Townhouses rose too, from $196,777 to $205,000 — up 4.2%.

Yet the overall median fell
Townhouses grew from 41% to 54% of all sales. Because they trade below detached homes here, the blended median fell even though both segments rose. A change in what sold, not a decline in values.

Townhouses slowed sharply
Median time on market for townhouses more than doubled, from 25 days to 53. Over the same period detached homes improved from 42 days to 29.
Jordan's read on the market
Larsen Grove is really two markets sharing one name, and the headline number hides both of them. The overall median sale price fell about four percent, which sounds like softening. It isn't. Detached homes and townhouses each sold for more than they did a year earlier. The median fell only because townhouses — the less expensive product — made up a much larger share of what traded.
Underneath that, the two segments are moving in opposite directions on speed. Detached homes are selling faster than last year and face very little competition: four active listings against eighteen sales. Townhouses now take roughly twice as long to sell as a year ago, and six of the eleven homes for sale are townhouses, most of them new construction priced well above what resale townhouses have achieved.
The other number worth sitting with is how many listings never sold at all. Across the past two years, 29 Larsen Grove listings expired or were terminated against 95 that closed — close to one in four. Those listings sat far longer and started at prices the market did not meet.

More than half of all sales — 22 of 39 — happened below $250,000.

Eight of the eleven homes for sale are priced at $350,000 or above, a range that produced 11 of the past year's 39 sales. Below $250,000, where 22 of those sales happened, there is one active listing.
