The slow end improved

The median edged up from 29 days to 33, but the 75th percentile fell from 66 days to 59 and the average from 54 to 46. Quick sales stayed quick and fewer listings got stuck.

Jordan's read on the market

Parkview had a good year on the numbers that matter most. The median rose about seven percent, volume held steady at 94 sales, buyers paid a median 98% of asking, and nearly half of everything sold in under a month, on roughly ten weeks of supply.

What makes Parkview unusual is how narrow that inventory is. All nineteen homes for sale are detached, and thirteen are priced at $550,000 or more — a range that absorbed twelve sales all year. Seven have been listed more than 90 days. Meanwhile the part of the neighbourhood that did most of the trading is empty: 30 homes sold below $350,000 and not one is listed today.

The failed listings tell the same story from the other side. Detached homes that expired and those that were withdrawn shared a median asking price of $539,900, while the typical detached home here sold for $430,000. This is not a market rejecting large homes — several sold above $700,000 this year. It is a market precise about price, and today's inventory resembles the group that struggled more than the group that sold.

Nearly half of all sales closed within 30 days and 87% within 90. The median edged up from 29 days to 33, but the slow end improved — the 75th percentile fell from 66 days to 59.

The failed listings shared a price point

Over the past two years 36 Parkview listings expired or were terminated while 187 sold — about 16% of concluded listings, the lowest rate of any neighbourhood in this series. But the ones that failed have a striking amount in common.

Of those 36, twenty-six were detached homes. The seven that expired carried a median asking price of $539,900. The nineteen that were terminated carried a median asking price of $539,900 as well. Over the same period the typical detached home in Parkview sold for $430,000 — the failed group was asking roughly 26% more than the market was paying.

Eight of those homes later relisted and sold, settling at a median 94.4% of their last asking price after a median 166 cumulative days. Homes that sold on a single listing took a median of 27 days. Parkview buyers pay close to asking — but only once the asking price is one they recognise.
