Prices rose, inventory vanished
The median sale price moved from $314,900 to $336,450 and the rate per square foot rose 11.6%. Four homes are listed against 32 sales — about six weeks of supply.

But homes took longer to sell
Median time on market went from 29 days to 41, and the slowest quarter of sales rose from 67 days to 105. Detached homes alone were unchanged at about 31 days.

The listings that fail are the largest
Homes that expired had a median size of 1,824 sq ft and a median asking price of $462,450, against a median sale of 1,210 sq ft at $325,000.
Jordan's read on the market
Southridge is a strong market with one clear exception. Values are up meaningfully — the median rose almost seven percent and the rate per square foot nearly twelve. Volume held steady and there are only four homes for sale in the whole neighbourhood. On those numbers alone this is a seller's market.
The exception is size. Homes of 1,100 to 1,600 sq ft sold in 15 to 20 days at the median. Above that they took longer, and many never sold at all: six of the ten listings that expired in two years were 1,600 sq ft or larger, sitting a median 167 days. The typical Southridge home that sells is about 1,210 sq ft; the typical one that fails is about 1,824.
That matters now because all four homes for sale fit the profile of the ones that struggle rather than the ones that move — a median 1,558 sq ft asking $464,925, about 29% larger and 43% dearer than the median home that sold. For most owners here that means very little competition. For owners of the largest homes it means the opposite.

All property types. Each band rests on 7 to 11 sales, so these figures are directional. The 1,100–1,599 sq ft range sells fastest and never expired once in two years. The 1,600+ range accounts for six of the ten expired listings — four separate homes, one of which was listed and expired three times. Note also that the largest homes achieve the lowest rate per square foot.

Detached sales only, n = 27. Southridge was built out over a narrow window, so era differences here largely track size and finish rather than age. The 1990s homes achieved the highest prices and the highest rate per square foot but took by far the longest to sell.
Where inventory sits vs. where buyers are
Two of the four listings sit above $500,000, a range that produced two sales in the past year — roughly 12 months of supply. The largest listing has already been on the market 146 days.
