Median time on market fell from 42 days to 23. Detached homes improved most sharply, from 42 days to 17, and 63% of all sales closed within a month.

Inventory has nearly disappeared

Five homes are listed against 51 sales in the past year — about five weeks of supply. Nothing at all is listed below $250,000, where 24 of those 51 sales took place.

Every property type rose

Detached gained 9.9%, townhouses 7.6% and apartments 1.7%. The overall median barely moved only because townhouses grew from 35% to 43% of everything that sold.

Jordan's read on the market

Wallacefield is the tightest market in this series right now, and the reason is simple: there is almost nothing to buy. Five homes are listed. Fifty-one sold in the past twelve months. At that rate the entire standing inventory would clear in about five weeks. Two more are already under contract.

What makes this unusual is that the scarcity has not come with falling activity. Volume was essentially flat year over year, 51 sales against 52. Homes sold in a median of 23 days rather than 42, and every property type — detached, townhouse and apartment — sold for more than it did a year earlier. When speed improves, volume holds and prices rise across the board, that is genuine demand rather than a statistical quirk.

The one number to treat carefully is the neighbourhood median. It barely moved, and a homeowner could reasonably read that as a flat market. It isn't. The median held still because the mix of what sold shifted toward townhouses, which trade well below detached homes here. Looked at by type, every segment moved up.
